We are a well-established service provider to the wireless telecommunication industry. By providing market focused and client driven solutions, we are able to deploy end-to-end wireless services to clients in Canada and with our partners globally. To date, together with our partners, we have successfully deployed over 9600 wireless sites of various magnitude and complexity, by locating suitable green-field and rooftop locations, negotiating leases, obtaining zoning permits, performing due diligence, preparing architectural and engineering drawings and design, as well as installing the necessary network antennas. To better serve our clients, we are currently seeking a Site Acquisition Manager “SAM” with experience in identifying, leasing, and zoning wireless cell sites to join our team of professionals. SAM Essential Responsibilities and Accountabilities: • Manage 100+ sites. • Manage the entire Site Acquisition life-cycle. • Manage all Site Acquisition Specialists. • Manage bidding and proposals, purchase orders, as well as the review and approval of vendor invoices. • Manage the project budget, track financials and close projects. • Reviews all change order requests. • Provide site acquisition forecasts and schedules. • Provide training and enforce company quality programs, processes and standards. • Inspect and accept work performed including quality of services, equipment and materials, engineering documents, and other required project deliverables. • Manage and report progress in compliance with defined milestones by maintaining current and accurate records on internal and client related databases, work flow and document control systems. • Coordinate all activities with other management groups. • Attend all client facing meetings and present project progress status reports. • Review and understand the scope of work Drive Search Rings to identify and qualify the best available properties for the installation of wireless antenna sites. • Influence and obtain property owners consent on the proposed wireless antenna site installation. • Negotiate leases, easements and ancillary agreements between landlords, property managers, attorneys and our client. • Review Title Reports for the approved site candidates. • Review the Site Candidate Package (SCP) for client approval. • Coordinate and/or attend site walks and site drives with the RF engineer, zoning and construction teams. • Review zoning and construction drawings and coordinate with all stakeholders in case modifications are necessary. • Obtain the landlord’s or appropriate signatories’ signature on all required documentation. • Perform a preliminary zoning analysis to indentify permitted use areas, difficult jurisdictions, filing deadlines, approval timeframes, application requirements, zoning codes, zoning maps, and a zoning code summary. • Meet with zoning staff to review the specific zoning requirements and permit process for each site. • Attend pre-application meeting with the zoning staff to review the application prior to submission of the zoning application. • Conduct a pre-hearing meeting to review the zoning hearing exhibits and anticipated testimony from the client, RF engineer, Site Acquisition, and any expert witnesses. • Prepare zoning application, justification letter and related zoning application exhibits, and obtain zoning fee check. • Attend zoning related public hearings and community meetings as required. • Prepare site status reports and scheduling for management and client review and ensure that all documentation is maintained in compliance with company policies. • Negotiate, coordinate and mediate between all parties including landlords, property managers, attorneys and our clients in order to finalize lease documents. • Facilitate communication and coordinate reviews and “handoffs” with all stakeholders. Other Important Requirements and Qualifications: • Ability to travel as required. • Comfortable in face-to-face meetings with management, landlords, property managers, executives and other stakeholders. • Self-motivated, self-responsible and self-directed. • Ability to multitask. • Ability to present information and explain documentation. • Strong negotiation skills. • Ability to maintain confidentiality. • Well versed with Microsoft Project (advanced user level). • Well versed with Microsoft Word (advanced user level). • Well versed with Microsoft Excel (power or advanced user level). • Well versed with Microsoft Outlook. • Well versed with Microsoft Windows 7, Vista or XP. • Well versed with the Internet. • Detail oriented. • Posses a friendly and professional demeanour. • Ability to manage time efficiently. • Ability to read, write, comprehend and communicate in English, fluently and clearly (business letters, email messages, meetings, presentations, leases, zoning documents, plat maps, etc). • Ability to listen, discern and resolve issues with a sense of urgency.
